When you decide to interview Realtors, I would appreciate the opportunity to interview for the position!
1. Advertising: Who is your target market and how do you intend to inform them/show them your home (Market Locally/Nationally/Visual Tours)?
2. Pre-qualifying your potential Buyers: Will you accept an offer from "anyone" or do you want your potential buyers to be Pre-qualified?
3. Will you allow just anyone to come into and view your home? Are they actual prospects or could they be "scoping" your home?
4. Contract and other documents: What contracts and documents are you using to either write or accept an offer? Are they legally binding?
5. Earnest Money/Escrow: Are you going to accept a "down payment" and how will you manage that money?
6. Title commitment: Have you chosen a title company to do the preliminary and final title work for your home?
7. Inspections: Often a buyer will want to conduct inspections. Is your home being sold "as is" or will you allow the buyer to conduct inspections. If deficiencies are found, do you have a plan to renegotiate based on the results of the inspection?
8. Closing: Who will you use and where will you close the sale of your home (bank, Title Company, your home)?
9. Pricing: Sometimes the most important. How did you determine the sales price for your home? What will the market bear? What is the absorption rate for homes in your price range?
10. Will you work with a Buyer who has an agent? Often a buyer may come "represented". They will have an agent working in their best interest. Will you work with buyer's who are represented?
These are all important questions you need to consider before placing your home on the market. I sincerely wish you the BEST in selling your home and if you decide to interview agents, all I ask is the opportunity to interview for the position.
